Our Purpose

The Investment Foundry uses the development and ownership of commercial property to leverage the creation of significant, public-benefit institutions focused on impacting 21st century issues affecting global societies, economies, and enterprise.

Our Modus Operandi

The Investment Foundry buys the freehold or long leases on buildings unsuitable for modern conventional conversion to offices or residential accommodation, or sites with tight restrictions on development.

These buildings are then converted or constructed de novo for use by public benefit (and usually not-for-profit) institutions established by The Investment Foundry, overseen by our architectural strategists Foster and Partners

These institutions have public, not-for-profit aims, but they are established with robust and profitable revenue streams, which secure their position as long-term tenants of the property

The working capital for the creation of these institutions is provided by The Investment Foundry in the form of debt.

The business plans and operation of these institutions are governed by appointees of The Investment Foundry. These plans ensure that the institution is tied to using the site for the long term, and that they generate sufficient revenue to both repay the debt within a maximum of ten years, and to pay a commercially viable and profitable rent to The Investment Foundry.

Future Exit Opportunities

The Investment Foundry will create the opportunity for its investors to exit after 7 to 10 years in one of the following ways, depending on market circumstances at the time.

  • Outright sale of the whole business to a new owner.

  • Selling of individual operations with their associated property to new owners of each institution.

  • ⁠An IPO.
